Overview

The building is late eighteenth century and the apartment is its piano nobile — the floor the original owners kept for themselves, which in practice means the ceilings, the window heights and the cornice work are all a grade above everything on the floors below.

The 2021 restoration was done under the Soprintendenza's supervision and it shows in the right places: the frescoed cornices in the two reception rooms were cleaned rather than repainted, the original oak herringbone was lifted, backed and relaid, and the services were run in a new floor void so no chase was cut into a historic wall.

The kitchen and the two secondary bedrooms face the internal courtyard, which is the quiet side. Buyers coming from a modern flat should know what four-metre ceilings cost to heat; the building's condominium switched to a condensing system in 2022 and we have three years of actual bills.
